Booking and Payment
    We require a $250.00 non refundable payment to reserve a property. This is subtracted from your total with the remaining balance due 30 days prior to your arrival date. A credit card MUST be held on file in case of damage. Any email, enquiry form or telephone booking will be provisional and held for seven days, pending receipt of the booking form and deposit. The balance of the rental fee is payable no later than 30 days prior to arrival.
  Additional Fees
    All bookings will be subject to a $30 processing fee and a convenience fee which totals 4% of the rental amount. 11%-13% taxes (depending on county) will be added to all rentals. Stays less than 6 Nights incur a one time cleaning fee. Cleaning fee will vary by the size and type of the property from $75 to $140 (plus tax).
  Amendments
    If after booking you decide to alter any details, we will do our utmost to make the change requested. Alterations requested within 30 days of arrival may have to be treated as a cancellation.
 
  Cancellations
    If the balance of the holiday is not paid by the prescribed time, we reserve the right to cancel the booking. In the event of the client cancelling the booking after the booking has been confirmed, the deposit will be forfeited. Thereafter, cancellations within 30 days of expected arrival will forfeit 100% of the rental.
  Safety
    All properties have a private pool. The owners and their agents cannot accept responsibility whatsoever and howsoever caused as a result of use of the pool and the surrounding area. Guests are specifically requested to supervise children at all times. 
  Force Majeure
    We can accept no responsibility for, and shall not be liable in respect of loss or changes caused by force majeure e.g. Strikes, Fire, Flood, Closure of Airports, Weather Conditions, War, Riots, Terrorist Activity or any other event beyond our control.
  Liability
    We cannot accept liability for acts of omissions of or changes of third parties, such as Airlines, Car Hire companies etc. We can neither accept responsibility or liability for any accident, injury or illness sustained during your rental period, regardless of how it may occur. 
  Pool Heating
    Pool heating is optional and requires and extra charge. Pool Heating charges vary based on length of stay. $30 per day, $170 for one week, $270 for two weeks, $410 for three weeks, or $480 per month. These prices do not include taxes. A heated pool will be between 84-86º. In the event that the outside temperature drops below 55º the pool heater will stop working. There will be no refunds in this event.

After a deposit is made on the property we will send you our registration forms by e-mail. These forms are to be read, filled out, signed, and returned to us by fax, e-mail, or mail. After we have received the filled out registration forms back and FULL payment has been made, we will e-mail you directions to the home and instructions on entering the property.
